Laser Scanning Technology at Four New Bailey

Our Manchester team recently undertook a project scanning Four New Bailey with laser technology. This impressive 10 floor office building, located on the banks of the River Irwell in Manchester, is a testament to cutting-edge architectural design by the renowned architect Make. This remarkable building offers 175,000 square foot of premium Grade A office space and has been pre-let on a 20-year lease to British Telecommunications.

To put a value on the space within this premium office development, Mace Group needed an independent calculation of the size of the office space ahead of its occupancy. Our team got to work using a laser scanner to measure 9-storeys and calculating the Gross Internal Areas (GIA) and Net Internal Areas (NIA). In this instance, the GIA calculations included columns, partitions and stairwells to provide a holistic overview of the entire interior. The NIA calculations provided the amount of actual usable space within the building, a critical metric for potential tenants.

We delivered accurate scan results ahead of time, enabling our client to meet their own tight project deadlines. Floor plans for each level were provided in 2D, with precise measurements in both square footage and square metres. We also future proofed for further requirements with the capacity to provide IPMS3 measurements, based on the existing laser scan data, should the need arise.
