Survey Solutions delivered a smart structural monitoring solution for Van Elle during complex piling works on Lake Windermere, protecting nearby heritage boathouses and ensuring real-time risk management throughout the project.
Safeguarding heritage structures during complex reconstruction
When Van Elle undertook the removal and reconstruction of a wet dock slipway on Lake Windermere, they faced a significant structural challenge: protect two historic boathouses, located within metres of heavy piling activity.
Given the scale of the drilling works—driving 10m sheet piles into the lakebed—Survey Solutions was engaged to deliver a structural monitoring solution that could ensure safety, compliance, and peace of mind throughout.
We began by completing a utility and topographical survey to establish a clear picture of services and structures within the vicinity. Our monitoring team then returned to assess the risk profile and specify a monitoring solution tailored to the sensitivity of the site.
One of the boathouses, less than a metre from the slipway, was built directly into the lakebed using traditional slate and stone. With no tolerance for ground movement, and the structure at risk from sustained vibrations, manual checks weren’t an option.
Instead, we installed a network of remote wireless sensors on the structure—configured to track movement every two minutes and trigger real-time alerts if predefined thresholds were breached. Crucially, the sensors were attached using specialist adhesive, protecting the boathouse fabric and ensuring a damage-free removal at project completion.
Over the ten-week programme, the sensors provided live feedback on how the piling and demolition phases were affecting the structure. When movement was detected, alerts went straight to the contractor and our monitoring team, allowing immediate guidance and adjustments to drilling methods that reduced vibration levels.
This project is a clear example of how smart monitoring can de-risk construction around heritage assets—keeping works on track and protecting buildings that matter.
