Precision Surveying for BT’s Flagship Manchester Office

Our Manchester team has recently completed a high-accuracy office fit-out survey at the striking new 4 New Bailey development — a nine-storey commercial scheme now home to BT’s regional headquarters. Let on a 20-year lease, the deal represents the largest single-office letting in Greater Manchester since 2020 and marks a major milestone in the region’s commercial market recovery.

Survey Solutions was appointed to capture and deliver Net Internal Area (NIA) and Gross Internal Area (GIA) data across all floorplates — essential information to support lease planning and tenant fit-out. Our office fit-out survey service used laser scanning technology to generate a complete and highly accurate digital record of each level.

Survey Data That Drives Fit-Out Confidence

With a design inspired by Manchester’s industrial heritage — referencing the steel structures of local canal and rail bridges — the building presented a range of architectural and structural complexities. Laser scanning ensured full spatial accuracy and enabled confident progression into the next phase of occupation works.
