Providing GIA & NIA to value the space at premium office development
Four New Bailey, an impressive 10 floor office building located on the banks of the River Irwell in Manchester, stands as a testament to cutting-edge architectural design by the renowned architect Make. This remarkable building offers 175,000 square foot of premium Grade A office space and has been pre-let on a 20 year lease to British Telecommunications.
In order to value the space, Mace Group needed an independent calculation of the size of the office space ahead of its occupancy. Using a laser scanner we measured nine storeys of the new building to calculate the Gross Internal Areas (GIA) and Net Internal Areas (NIA). The GIA provides a calculation that includes columns, partitions, stairwells etc. to provide a holistic overview of the entire interior. The NIA offers a details calculation of the actual usable space within the building, a critical metric for potential tenants.
The scans were completed ahead of time, which helped our client’s tight project schedule, and we provided 2D floor plans for each floor, giving precise measurements in both square footage and square meters. To accommodate any future requirements, we have the capability to provide IPMS3 measurements, based on the existing laser scan data should the client need them.
